How much does roof repair cost in 2026?

Updated 2026-10-21 | 11 sources

Most roof repairs cost $400 to $1,900, and the national average in Fixr's January 2026 data is $1,150 [1]. Angi and HomeAdvisor both report a $1,174 average [4][5]. A small fix like a vent boot can cost under $250, while major damage can run $6,000 to $8,000 [1][3].

These are national prices for a professional repair, with labor and materials included. Sources list most repairs as a price for the whole job, and labor is at least 60% of most bills [1]. Your price depends on how much damage there is, what your roof is made of, how steep and high it is, and local labor rates. Prices in your area can be higher or lower.

Cost by material

MaterialTypical job
Asphalt shingles[1][3][4][7]$150 to $1,500
The cheapest roof to repair, since shingles are easy to match and replace. Expect $150 to $1,500 for most jobs. The average is $975 at both HomeAdvisor and This Old House. HomeGuide's shingle repair page lists $350 to $1,500, with most people paying about $800.
Flat roof (rubber, TPO or PVC)[1][3]$300 to $1,100
Patching a flat roof runs about $300 to $1,100, with a lower $400 average for rubber or PVC in one data set.
Wood shakes[1][3]$350 to $1,500
Plan on $350 to $1,500. For cedar shingles or shakes, one average is $750.
Metal[1][3][4][5][8]$500 to $2,000
Both Fixr pages that cover metal list $500 to $2,000, with a $1,250 average on the metal repair page. Angi and HomeAdvisor put the average at $1,700, and This Old House at $1,600.
Clay or concrete tile[1][3]$500 to $2,500
Both clay and concrete tile repairs run about $500 to $2,500. Averages from one source split widely, with $1,000 for clay and $2,400 for concrete.
Slate[1][3][4]$700 to $3,000
The most expensive roof to repair, at $700 to $3,000 for most jobs and up to about $25 per square foot. Two sources show an $1,800 average.

Other costs to plan for

  • Replace a cracked vent pipe boot[1][2][3][5]$75 to $250 per repair

Three sources list $75 to $250 for vent repairs. Fixr's leak guide gives a wider $100 to $600 for a damaged vent boot.

  • Replace missing or damaged shingles[1][3][7]$150 to $700 per repair

Fixr's range is $150 to $700. HomeGuide puts 3 to 25 shingles at $100 to $300, and 100 sq ft of shingles at $200 to $600. This Old House shows a wider $50 to $800.

  • Repair flashing (chimney, wall or skylight)[1][2][3][4]$200 to $600 per repair

Most quotes land between $200 and $600. Two sources put the top closer to $500.

  • Fix a roof leak[1][2][4]$350 to $1,500 per repair

Fixr's leak guide puts the average at $800. HomeAdvisor's range is close, at $360 to $1,550. A leak that has damaged the framing can reach $8,000 or more.

  • Repair a roof valley[2][3]$300 to $1,500 per repair

Valleys are where two roof slopes meet and water runs off. Ranges top out at $1,000 or $1,500, depending on the source.

  • Fix a chimney leak[2]$200 to $3,500 per repair

A new chimney cap is at the low end. Brick, mortar or flashing work is at the high end.

  • Repair a leaking skylight[1][2][3]$300 to $800 per repair

Three sources agree on this range. Replacing the whole skylight can cost up to $2,800.

  • Repair ridge caps[1][3][5]$200 to $750 per repair

Ridge caps are the shingles along the peak of the roof. One source starts its range at $250.

  • Replace a section of roof decking[1]$150 to $1,000 per repair

Decking is the wood under the shingles. Ask for a price per sheet in your quote, since the amount needed may not be known until the old shingles are off.

  • Repair soffit and fascia[1][3][4]$500 to $6,000 per repair

Ranges start at $500 or $600, and all three sources top out at $6,000 for long runs of rotted boards.

  • Repair hail damage[1][3][5]$700 to $4,000 per repair

Fixr, This Old House and Angi all list this range. Widespread hail damage may call for a new roof, so check your insurance first.

  • Fix a sagging roof[1][3]$800 to $7,000 per repair

Fixr lists $800 to $5,000 and This Old House $1,500 to $7,000. The price climbs when rafters or other framing must be repaired.

  • Emergency or same-day service[1][3]$100 to $300 extra

Fixr's surcharge for same-day or next-day work. Another source says emergency service adds several hundred dollars.

  • Roof inspection[2][3]$100 to $600 per visit

The range for a standard inspection. Fixr puts an annual inspection at about $430 on average.

  • Permit[1][3][5]$70 to $250 if required

Angi says most minor repairs don't need a permit, while Fixr says most cities require one, especially for structural work. When one is needed, three sources put it at about $70 to $250. Your city sets the rules.

What changes the price

How much damage there is
This is the biggest factor. Fixr puts minor repairs at $150 to $1,000, moderate repairs at $1,000 to $3,000 and major repairs at $2,000 to $6,000. Another set of bands is close but tops out at $8,000. HomeGuide puts minor leak repairs at $150 to $1,000.[1][3][6]
Labor
Labor is at least 60% of most repair bills, and close to 90% on jobs that need few materials. Fixr says roofers charge $50 to $120 per hour, while Angi says $45 to $75. That rate covers the company's costs too, so it is higher than a roofer's pay: the median roofer earned $26.65 an hour in 2025.[1][5][9]
Roof material
Asphalt shingles are the cheapest to fix. Metal, tile and slate cost more because the materials cost more and take more care to handle.[1][5]
Size of the damaged area
For larger repairs, Fixr's estimate is $3.50 to $11 per sq ft, or $350 to $1,100 per square (100 sq ft). At that rate, fixing 200 sq ft costs $700 to $2,200.[1]
Season and urgency
Same-day service adds $100 to $300 in Fixr's data. Angi says winter work can cost up to twice as much, while fall repairs can save 10% to 15%.[1][5]
Roof height and slope
A steep or tall roof needs more safety gear and time, so the labor costs more. Ask if the quote includes this.[3]

Roof repair cost per square foot

Most sources list small repairs, such as a vent boot or a few shingles, as a price for the whole job [1][3]. Labor is at least 60% of most repair bills, and it can approach 90% when few materials are needed [1].

For bigger areas, Fixr's range is $3.50 to $11 per sq ft, or $350 to $1,100 per square [1]. HomeGuide's shingle repair figure is lower, at $200 to $600 for 100 sq ft of shingles [7]. The gap makes sense: the HomeGuide number covers shingles only, while Fixr's range covers all roof types, including slate at up to $25 per sq ft [1].

If a repair would cover a large part of your roof, compare it with the price of a new roof.

Why sources give different averages

The average repair is $1,150 at Fixr and $1,174 at Angi and HomeAdvisor [1][4][5]. Their ranges are close too: $400 to $1,900 at Fixr and $395 to $1,968 at the other two [1][4][5].

This Old House is the outlier. Its 2026 page lists a national average of just $531, but the same page shows a repair range of $379 to $1,755 and says moderate repairs start at $1,001 [3]. The page does not explain the gap. We use the $400 to $1,900 range, since most sources agree on it.

Should you repair or replace your roof?

A repair makes sense when the roof hasn't had ongoing problems, it has more than half its life left, and the repair costs less than half the price of a new roof [1].

Replacement may be the better deal if your roof is over 15 years old and keeps having problems such as leaks, missing shingles or sagging [1]. Paying for repair after repair on an old roof can add up fast.

If you are weighing a new roof in a different material, see metal roof vs shingles.

Will insurance pay for a roof repair?

Homeowners insurance may cover damage from wind and hail, but some policies leave it out, mostly in coastal areas [11]. Call your insurer before you sign a contract for storm repairs.

Check how your policy pays. Replacement cost coverage pays to fix the damage without taking off for age. Actual cash value coverage subtracts depreciation, so an older roof gets less [11]. Also ask if you have a separate wind or hail deductible [11]. A small repair can cost less than your deductible, so a claim may not be worth filing.

This is general information, not insurance advice. Your policy decides what is covered.

How to keep repair costs down

Fix small problems early. A leak that reaches the framing can cost $8,000 or more, while most leak repairs cost $350 to $1,500 [2].

Have your roof checked on a schedule. The National Roofing Contractors Association suggests an inspection at least twice a year, in spring and fall, and after big storms [10].

Get more than one written quote. Ask each roofer to list the repair, the materials and any extra charges for decking, so you can compare the same work. Matched Pros can connect you with up to 3 local roofers for free quotes.
